A private money/ hard money loan is just a short-term loan secured by real property, funded by our private investors.  The terms are usually 12 months but they can be extended on a case by case basis. Monthly payments are most likely interest only

with a balloon payment at the end of the term. The main purpose of this loan is to give Borrower corrects the issues that restrained them from getting a conventional loan within the term of the hard money loan. However, the private money loan may be extended/refinanced into another hard money loan if that goal is not achieved within that time frame.
